Our floor sits in the historic International Toy Center on the corner of Fifth Avenue and 23rd Street, directly across from Madison Square Park. Reception is on the lobby level; a BBD team member always meets visitors downstairs.
We could have taken a Midtown tower or a Hudson Yards loft. We chose Flatiron because of who walks past the door, who's a 12-minute taxi away, and the rhythm the neighborhood enforces.
Most growth-equity, late-stage venture, and crossover investors run desks within a 20-block radius. Our calendar runs on walking meetings — we don't book Zoom for things that should happen in person.

The Flatiron studio runs as a working investor-prep space. Most visits are scoped: a banker session, a working draft of the deck, a board-meeting dry-run, or a founder-investor coffee. Practical details below.
Confirm the visit 48 hours in advance, bring a government-issued photo ID for the building's lobby system, and arrive 10 minutes early. A BBD team member meets every guest in the lobby — please don't go up unaccompanied.
Dress for the meeting, not the studio. The team works smart-casual; if you're heading to a banker meeting after, business is welcome. Phones, laptops and recording devices are fine. Guest Wi-Fi is fast; outlets and second monitors are at every working position.
There's no on-site parking. The garage on West 24th between 5th and 6th is the closest. The R/W at 23rd Street and the F/M at 23rd are each one block from our door.
Flatiron is one of the most-connected addresses in Manhattan: four subway lines run within two blocks, the PATH lands six minutes south, and JFK, LGA, and EWR are each ~45 minutes outside of peak.
R/W at 23rd Street is one block. F/M at 23rd is one block. The 6 at 23rd is a four-minute walk. The 1 at 23rd is six minutes.
AirTrain to Jamaica → E to Court Square → 7 to Times Sq → R to 23rd. ~75 min on transit, ~45 min by car off-peak.
Eastside Express bus to Midtown East then a 10-minute taxi south. Faster by car: Triborough → FDR is the default route.
Penn Station is a 12-minute walk, or one stop on the 1. Grand Central is a 15-minute taxi or 6 stops on the 6.
